Key Qualification Requirements
- Credit Score: Traditional banks typically require a minimum personal/business score of 680, while lines of credit may accept 630.
- Debt Service Coverage Ratio (DSCR): Lenders usually look for a ratio between 1.1 and 1.4, meaning net operating income must be at least 10–40% higher than the annual debt payments.
- Collateral: Most commercial loans are secured by business assets, such as real estate, equipment, or accounts receivable.
- Financial Documentation: Expect to provide at least two years of tax returns, balance sheets, and a detailed business plan.
